What is a Pre-Purchase Damp and Timber Report?
The RH Preservation Damp and Timber Report is a survey to check for damp problems or timber problems e.g. dry rot, woodworm infestation. This is a common report for older buildings.
What is involved in a Damp and Timber Survey Report?
Our surveyors will visually examine inside and outside the property along with equipment such as a moisture meter to assess damp levels.
We will also check timbers for any signs of infestation. This is subject to access within the property i.e floor coverings, furniture and kitchen units etc.
The surveyor will then compile a report detailing findings. You will be able to discuss the report directly with the surveyor and any findings can be explained in detail.
How long does it take to complete the survey?
The survey would take approximately 30-60 minutes depending on property size.
We begin by checking ground floor levels for any sign of rising, penetrating and ground water penetrating damp. First floor will be inspected for penetrating damp and condensation. We will check for any defective guttering and obvious building defects. The original damp proof course will be located to ensure this has not been bridged.
Wooden floors and roof timbers will be inspected for signs of dry rot, wet rot or woodworm. If accessible sub floor voids will be checked for good sub floor ventilation.
Wall ties can be inspected for corrosion if requested.
How much does a Damp and Timber Survey cost?
The charge for this service would be from £200.00 subject to size of the property.
This is redeemable if the works are carried out.
Why dont you offer a free survey?
This is not something we offer as our focus is to offer a comprehensive report based on over 30 years experience.
You will often find a free survey will generate a long list of defects that require immediate attention. Our survey reflects our integrity, we will offer an honest opinion and if no work is required or a simple fix, we will advise accordingly.
